A significant portion of phase 1 will be developed alongside the new Rays ballpark, which will be ready for the 2028 MLB season. This district is expected to include market rate and affordable/workforce housing, hotel, office, retail, restaurant, senior living residences and entertainment uses, along with civic spaces including the Woodson African American Museum.
At full buildout, the project is planned to include:
- 5,400 residential units
- 1,250 affordable/workforce residential units (on and off-site)
- 1,400,000 square feet of office and medical space
- 750,000 square feet of retail space
- 750 hotel rooms
- 600 senior living residential units
- 4,000-6,000-seat concert venue
- 50,000 square feet of non-profit community space (including the Woodson African American Museum)
- 90,000 square feet of conference, ballroom and meeting space
- 14-acres of public open space
- 14,000 structured parking spaces
