Economic Impact
Focused on transformation and community upliftment, Hines and the Rays will repurpose the 86-acre site of the Tampa Bay Rays’ current stadium into an innovative ballpark and mixed-use development. This initiative is more than just a real estate development - it's a $6.5 billion investment in St. Petersburg's future over the next 20 years. With over 8 million square feet of mixed-use development planned, this is set to be the largest project of its kind in Tampa Bay history. Once completed, this transformative project will feature a diverse mix of spaces. From residential to commercial, recreational to cultural, the development will offer something for everyone. The new neighborhood ballpark, with a capacity of around 30,000 for baseball and other events, will provide a unique fan experience.
The Historic Gas Plant District is estimated to generate a total economic impact in Pinellas County of nearly $1.4 billion ($700 million in present-day), labor earnings of $656 million ($338 million present-day), and greater than 5,500 jobs.
Opportunities for All
At the heart of Hines and the Rays plan is a steadfast commitment to creating sustainable, inclusive communities. A total of 1,250 affordable and workforce housing units are planned, ensuring that everyone has a place in the new landscape of St. Petersburg. Nearly half of these units will be built on the Historic Gas Plant site, including a diverse array of units types and dedicated affordable units for seniors.
Hines and the Rays commitment to equity isn't just about housing—it's a comprehensive, $50 million pledge in collaboration with South St. Petersburg. This pledge fuels initiatives that span affordable housing funding, support for employment and businesses, education programs, internship and apprenticeship programs, and hiring commitments for Minority/Women-Owned Business Enterprises. The Historic Gas Plant District development also aims to honor the legacy of the Historic Gas Plant neighborhood’s residents and businesses. The benefits and economic impacts will be delivered in an equitable, intentional, and restorative manner, ensuring the local community thrives alongside the development.
A 365-Days Destination
With the flexible design of the ballpark, nearly 100,000 square feet meeting space, an additional 4,000 capacity concert venue and 14-acres of open public space - the Historic Gas Plant District is designed to be a community hub 365-days a year. The landscape will be designed for everyday user activity, including walking paths and places for seating and gathering. Various retail, food and beverage offerings lining gameday street and beyond will remain available and welcome visitors, even on non-gamedays.
