Fenway Sports Group Real Estate celebrates construction milestone for the MGM Music Hall at Fenway with topping off ceremony
BOSTON, MA – Fenway Sports Group Real Estate (FSGRE), a subsidiary of Fenway Sports Group (FSG), today celebrated a construction milestone for the MGM Music Hall at Fenway with a topping off ceremony during which the last steel beam was placed by the construction crew managed by Gilbane Building Co. The MGM Music Hall is being constructed on the corner of Lansdowne and Ipswich Streets as a new, state-of-the-art performing arts center. The project broke ground in November, 2019, and is expected to be complete by early fall, 2022.
In a private ceremony held earlier today, and attended by members of FSG ownership, Gilbane Building Co., and City Councilor Kenzie Bok, a gold steel beam representing the venue’s naming rights sponsor, MGM, was signed by all attendees, including over 100 members of the project’s construction team.
Once completed, the MGM Music Hall will occupy roughly 91,500 square feet on four levels and accommodate approximately 5,000 patrons. In addition to hosting live shows and concerts, the new space will have a variety of uses and offer the opportunity to partner with local schools, colleges, and other neighborhood organizations to create an epicenter for the performing arts community.
The MGM Music Hall at Fenway is estimated to generate tens of millions of dollars annually in increased business for local restaurants and retail establishments, particularly in the Fenway and Kenmore neighborhoods. Additionally, during peak construction, the project has created over 200 construction jobs in a variety of trades, and upon completion, the venue is estimated to create approximately 80 full-time positions and 450 part-time positions.
The MGM Music Hall at Fenway will be owned by Fenway Sports Group Real Estate and operated by Fenway Music Company, a new partnership formed between Fenway Sports Management (FSM) and Live Nation. Fenway Music Company will book, manage, and operate the MGM Music Hall at Fenway, as well as the House of Blues Boston on Lansdowne Street.
With expertise from DAIQ Architects and Live Nation, the MGM Music Hall at Fenway has been designed to reflect its connection to Fenway Park and its neighborhood context, while incorporating signature elements inspired by iconic theaters and music venues. The layout of the venue has been devised to create a best-in-class acoustic and visual experience for each guest with a state-of-the-art sound system, seating on four levels, numerous concession and lounge areas, and a versatile floor plan with removable seats for the creation of a general admission section in the main hall.
About Fenway Sports Group Real Estate:
Established in 2005, Fenway Sports Group Real Estate (FSGRE) is a private real estate firm that oversees the assets, acquisitions, and development of properties owned by FSG, including the MGM Music Hall, a new, state-of-the-art performing arts center currently under construction adjacent to Fenway Park, and Fenway South, 20 acres of land that abuts JetBlue Park’s Player Development Complex in Lee County, Florida. In addition to the MGM Music Hall, FSGRE manages multiple properties in the Fenway neighborhood of Boston. In October of 2020, FSGRE entered a joint venture with WS Development and ’47 Brand to redevelop certain real estate parcels in the Fenway neighborhood owned by both FSGRE and the D’Angelo family, owners of ’47 Brand. The joint venture is currently in the early stages of evaluating a mix of uses that would complement the year-round activities conducted at Fenway Park and create a more pedestrian-friendly, urban environment in the area surrounding the ballpark.
